One&Only Private Homes has launched sales for a new collection of residences in Fiji, marking the brand’s first development in the South Pacific. Created by Kerzner International in partnership with BSP Life Fiji, the resort is scheduled to open in 2029 on Nacula Island in the Yasawa Islands.
Set along Balawi Beach, the 127-acre development will combine a One&Only resort with 22 private villas surrounded by rainforest, coastline and coral reef. The island can be reached from Nadi in approximately 30 minutes by seaplane or two hours by speedboat, offering residents a secluded setting while remaining accessible from Fiji’s main international gateway.
Designed by ELASTIC Architects, the masterplan follows the island’s existing terrain and tree clusters rather than imposing a rigid layout on the landscape. Ecological corridors will be preserved, while the residences will be positioned to provide privacy and uninterrupted views. Local materials, Fijian craftsmanship and established building techniques will be incorporated throughout the architecture, grounding the contemporary design in the character of Nacula Island.
The collection will comprise three-, four- and five-bedroom homes designed around indoor-outdoor living. Each villa will have its own swimming pool, expansive terraces and panoramic views across the surrounding landscape.
Interiors will include spacious bedrooms, spa-style bathrooms, fully equipped chef’s kitchens and flexible living areas suited to families and multigenerational stays. The homes will be sold fully serviced, combining the privacy of a personal island residence with the convenience of a resort-managed property.
Owners will have access to One&Only’s wider resort facilities and activities. Four restaurants will range from relaxed beachfront breakfasts to evening dining outdoors, while the main social area will bring together an arrival lounge, library, Lobby Bar and NEO Boutique.
The island’s natural setting will shape much of the experience. Residents will be able to take part in diving, deep-sea fishing and watersports, as well as rainforest and reef excursions. Sunrise yoga sessions overlooking the ocean will form part of a programme intended to make use of both the landscape and the slower pace of island life.
Wellness facilities will include a spa combining Fijian holistic traditions with personalised treatments, restorative pools and a yoga and meditation pavilion facing the ocean. A main pool and beach club will sit at the centre of the leisure offering.
Club One will provide a dedicated sports hub with football, tennis, basketball, pickleball and padel courts, together with an indoor-outdoor fitness studio. Younger residents will have access to separate KidsOnly and One Tribe clubs.
Homeowners will receive priority access to the resort’s restaurants and experiences, as well as preferred rates across One&Only and other Kerzner properties worldwide. Benefits may also be extended to friends and family.
A home-management service will cover the administration and upkeep of each property, with optional rental management available through the resort. Owners will also be able to place their residences into a flexible rental programme and participate in a homeowner exchange network across One&Only’s international portfolio.
The Fiji project extends a growing residential collection that already includes developments in Mauritius, Mexico, Greece, Montenegro and the United States. Further One&Only Private Homes projects are under development in Antigua, New York, Saudi Arabia and Courchevel.
For One&Only, the development introduces a new region to its portfolio while drawing on many of the elements that have come to define its private residences: low-density design, resort services and a close relationship with the surrounding landscape. When it opens in 2029, the Nacula Island resort will offer owners a private base in the Yasawa Islands, with daily life shaped by the beach, rainforest and reef beyond their doors.
